There are many reasons why a water heater isn’t supplying hot water. One of the most common issues in gas water heaters is when the pilot light goes out. Many people can relight the pilot light without assistance but sometimes may need to call a technician for help. Electric water heaters may not heat water if the thermostat becomes faulty or the breaker trips. If resetting the breaker does not help, you may need to have the thermostat checked. 

If the water heater is housed outside, first check that the hood and housing are intact if it has rained recently. Many water heaters are located indoors. Your water heater should not leak, so it’s a bad sign if you see water leaking below it. Some leaks are minor, and you might be able to fix them by replacing a fitting or some part of the plumbing going into the water heater. But leaks from the bottom of the water heater could be a sign that the internal tank has a crack. If this is the case, you will probably need to replace the water heater.  

There are many models with different capacities. To determine the right water heater for you, consider your budget, the size of your home, and your family’s needs. Sizes can range from 30 gallons up to 100 gallons. If you are running out of hot water often and the water heater is in good condition, then you may need to get a water heater with a higher capacity. However, if you are not using a lot of hot water, then a smaller tank will be more budget-friendly and environmentally friendly. 

If the water heater is damaged or cracked, it is time to replace it. Many people also choose to replace their water heater if it is not the appropriate size for their home and their needs. Experts recommend that most people replace their water heater every 10-15 years if they have a tank water heater. Tankless water heaters can last up to 20 years before needing replacement. If you are not the original owner of the water heater, you can determine the age of the water heater from the serial number. 

There are different types of water heaters. Tank water heaters store water in a tank which can range from 30 to 100 gallons for the typical home. Usually, tank water heaters are less expensive to purchase and install. Tankless water heaters heat water on demand. While the upfront costs associated with tankless water heaters are higher, they are also more energy-efficient over time. In the past, tank water heaters were considered a better option for larger homes, but innovations in tankless water heaters have made them an excellent choice for most homes. 

Proper maintenance is key to keeping your water heater in good condition. If you have a tank water heater, flush it once a year to clear out sediment buildup. You may live in an area with hard water, so check your anode rod and replace it if necessary. Some people also install a water treatment system to treat water for rust and minerals.
